                                                                ZONING DISTRICTS

 

 

§ 151.035  DISTRICTS.

 

(A)  The following zoning districts are provided in order to promote and encourage the efficient and economic development of land, buildings, and all usable structures.

 

(B)  The incorporated area of the city is hereby divided into the following districts which shall be known by the following respective symbols and names:

 

(1)   R‑1 District: Single-Family Residential District;

 

(2)   R‑2 District: Medium Density Residential District;

 

(3)   B‑1 District: Neighborhood/Historic Central Business District;

 

(4)   B‑2 District: Highway Business District;

 

(5)   B‑3 District: Pedestrian-Oriented Restricted Commercial District; and

 

(6)   M‑1 District: Manufacturing/Light Industrial District.

§ 151.036  MAP.

 

The areas comprising these zoning districts and the boundaries of the districts as shown upon the map attached hereto and made a part of this chapter, being designated as the city’s zoning map, with all proper notations, references, and other information shown thereon.

§ 151.037  DISTRICT BOUNDARIES.

 

Except where referenced on the map to a street or alley line or other designated line by dimensions shown on the map, the district boundary lines follow lot lines or the center line of streets, alleys, lakes, or rivers as they existed at the time of the adoption of this chapter.

§ 151.038  BOUNDARY INTERPRETATION.

 

Questions concerning district boundary lines as shown on the zoning map shall be decided by the Board of Adjustment after recommendation by the Planning Commission.

§ 151.039  PROPERTY NOT INCLUDED; ANNEXATIONS.

 

In every case where property has not been specifically included within a district, the same is hereby declared to be in the R‑1 District. Territory annexed to or consolidated with the city subsequent to the effective date of the annexation or consolidation becomes a part of the R‑1 District. The districting shall be temporary and the Planning Commission shall recommend to the City Council within a period of one year from the date of annexation or consolidation, a final zoning map for the annexed territory; provided, however, that nothing shall prevent the Commission from recommending the final zoning map at the time of annexation or consolidation.
