R-1 RESIDENTIAL DISTRICTS
§ 151.115 USES PERMITTED.
The following uses are permitted:
(A) Single‑family dwellings;
(B) Home occupations as defined and regulated by § 151.062; and
(C) Temporary buildings or structures and uses customarily incidental to any of the above listed uses when located on the same property.

§ 151.116 USES REQUIRING CONDITIONAL USE PERMITS.
The following uses may be permitted as upon approval of the Planning Commission:
(A) A school, church, community building, or daycare center;
(B) A public utility building such as a substation, transformer station, or regulator station without service or storage yard;
(C) A park or playground;
(D) An historically or architecturally significant building and use; (The Planning Commission would review the particular kind of building and/or use as to its relevance to this section. A use or business that could be considered compatible include an antique shop and art gallery. The intent of this section is to recognize an exceptional old residence or structure in which the activity associated with it could be more intense than that normally conducted in a typical residential area, so long as it does not disturb the lifestyle of the surrounding area.)
(E) An accessory building or structure and use customarily incidental to any of the above listed uses when located on the same property;
(F) A detached accessory building or structure used by the owner for personal storage that would not otherwise comply with the standards for such a building or structure in the R‑1 District as set forth in § 151.054; and
(G) The growing of crops on undeveloped property of at least ten acres in area, that was previously farmed.

§ 151.117 CORNER LOT, SPECIAL REQUIREMENTS.
(A) On any corner lot or lot fronting on more than one street, no building or structure shall be placed or erected closer than 25 feet to any property line abutting and paralleling a street.
(B) All corner lots shall be at least 10% larger in lot frontage at the building line and lot area than is required below for all structures.

§ 151.118 MAXIMUM LOT COVERAGE.
Lot coverage shall not exceed 25%.

R-2 RESIDENTIAL DISTRICTS
§ 151.135 USES PERMITTED.
The following uses are permitted:
(A) Two‑ and three‑family dwellings such as townhouses or duplexes; and
(B) Accessory buildings or structures and uses customarily incidental to any of the above-listed use when located on the same property.

§ 151.136 USES REQUIRING CONDITIONAL OR INTERIM USE PERMITS.
The following uses may be permitted upon approval of the Planning Commission:
(A) Nursing home, hospital, group home, or other similar use;
(B) School, daycare center, church, community building;
(C) Park or playground;
(D) Boarding or rooming house, tourist home;
(E) A public utility building such as a substation, transformer station, or regulator station without service or storage yard;
(F) An institution of a philanthropic or charitable nature;
(G) Funeral home;
(H) An accessory building, structure, or use customarily incidental to any of the uses listed in this section when located on the same property;
(I) A detached accessory building or structure used by the owner for personal storage that would not otherwise comply with the standards for such a building or structure in the R‑2 District as set forth in § 151.054;
(J) Single-family terrace dwellings, row houses, or apartment buildings, containing not more than 16 housekeeping units in any one building;
(K) A manufactured home park;
(L) The growing of crops on undeveloped property of at least ten acres in area that was previously farmed; and
(M) Living space that is contained within an accessory building and is used solely by the residents or family members of the residents of the primary structure.

§ 151.137 MAXIMUM LOT COVERAGE.
Lot coverage shall not exceed 30%.
